Space Investment Partners

is an entrepreneurial real estate investment, development, and management company with both short and long-term capital.

Welcome to Space Investment Partners

Space has both short and long-term capital. Space focuses on value-add and core-plus return profiles.  We target multifamily, urban office and select retail investments from $15 to $200 million.

Strategic Investment Approach

Space Utilizes Both a Top Down and Bottom Up Approach to Analyze Real Estate Investments.

From the bottom up we analyze market fundamentals

From the top down we evaluate broad economic drivers of a given market

Space focuses on value-add and core plus investments in locations with strong STEM (Science, Technology, Engineering, and Math) talent pools and/or proximity to major universities with strong STEM programs. We invest across three major real estate product types (office, multi-family, and select retail) and seek opportunities to create value through active asset management.

Our Investment Themes

Assets That Have Millennial Appeal

  • By 2020, Millennials will comprise at least 50% of the workforce
  • Millennials will be responsible for decisions on real estate locations and properties
  • Downstream buyers will need to see demonstrated demand from Millennials

Markets With High Concentrations of STEM Talent

  • STEM jobs are growing at a much faster rate than non-STEM jobs
  • Most of the fastest growing sectors in the U.S. are and will continue to be tech related
  • STEM business growth is driving need for additional space and increasing rents

Urban and Highly Amenitized Transit Oriented Locations

  • Highly amenitized assets help attract and retain talented workers, meaning lower vacancy rates and higher rents
  • Transit oriented assets have higher demand especially as urban locations get more densely populated
  • Clusters of talent in these markets support creative collaboration and attract more talent, creating a virtuous cycle

Assets With Durable Cash Flows

  • Assets with lower volatility in cash flow tend to perform better over time
  • Low capital expenditures and re-tenanting costs
  • Focus on tenants with strong credit

Assets That Have Institutional Investor Appeal

  • Assets with institutional appeal have a larger buyer pool on exit providing better exit optionality
  • Demonstrated demand from institutional buyers provides higher liquidity throughout the hold period for both debt and equity and lower cap rates

Below Replacement Cost

  • Provides an inherent hedge against new competition
  • Provides additional flexibility to business plans
  • New products typically sets new high watermark for rents and basis providing strong comparable sale metrics
